TurboTenant’s Updated Lease Agreement Tools Promote Customization and Legal Compliance

Independent landlords can create tailor-made lease agreements without sacrificing legal compliance in just 15 minutes.

-- TurboTenant, the leading property management software company, is excited to announce four new improvements to its state-specific lease agreements. These improvements offer in-depth customization options guided by each state’s landlord-tenant laws.

“Creating a lease agreement, especially as a new landlord, can feel like a daunting process,” Seamus Nally, CEO of TurboTenant, said. “With these updates, we want new landlords to feel confident that their lease agreements will protect them no matter where they own rentals.”

New updates to TurboTenant’s lease builder include:

  • Configurable late fees: While offering guidance on a state’s laws, TurboTenant leases now allow landlords to set late fee amounts, when they apply, and grace periods. With that information, TurboTenant will create draft charges to save time on payment reminders.
  • Early termination clauses: When building a lease, independent landlords can select whether they want to add an early termination clause, specify allowable exemptions, and customize the terms. Again, TurboTenant provides state-specific guidance to ensure the lease complies with relevant laws.
  • Co-signer additions: Landlords in college towns often need to add co-signers to the lease. TurboTenant updated its lease agreement tool to allow a co-signer to add their information and e-sign an automatically generated addendum form.
  • Reusable lease templates: TurboTenant lease templates now enable landlords to swap out tenant names and term dates without impacting property information. Because state laws differ, this update only applies to builder-created leases for the same state.

While TurboTenant is proud to announce these improvements, the company is committed to staying current with landlord-tenant law, driving higher levels of compliance than the industry standard.

Over the past several months, the company has updated its lease agreements to reflect changing laws in Virginia, California, Maryland (including Baltimore and Montgomery County), Colorado, Florida, Missouri, Oklahoma, Illinois (including Chicago and Cook County), New Hampshire, Georgia, Pennsylvania, and more.

No matter where an independent landlord operates in the U.S., TurboTenant wants them to feel confident knowing that their lease agreement will protect them while complying with relevant laws in the state. That’s why TurboTenant provides a free Lease Agreement Audit AI tool so landlords can check any agreement for compliance.
